After the Storm: A Florida Homeowner's Roof Damage Checklist
When a hurricane or severe storm rolls through Florida, your roof takes the brunt of it. What you do in the first 48 hours can make the difference between a smooth insurance claim and a denied one. Here’s your step-by-step checklist.
1. Stay safe first
Don’t climb on a wet or damaged roof, and stay clear of any downed power lines. Most damage can be documented safely from the ground or a window. Leave roof inspection to professionals.
2. Document everything
Before any cleanup or temporary repair, take photos and video of all damage — roof, gutters, soffits, interior ceilings, and any water intrusion. Timestamp matters. This documentation is the backbone of your insurance claim.
3. Prevent further damage
Insurers expect you to take reasonable steps to stop ongoing damage. If safe to do so, place buckets under interior leaks and have a professional install a temporary tarp. Keep all receipts — these costs are often reimbursable.
4. Look for the signs of hidden damage
Storm damage isn’t always obvious from the curb. Watch for:
- Lifted, creased, or missing shingles
- Dented or displaced metal flashing and vents
- Granules washed into gutters and downspouts
- Water stains spreading on ceilings or walls
- Debris impacts and punctures
5. Get a professional inspection
A licensed roofer can spot damage an untrained eye misses and provide a written assessment — which strengthens your claim. Be cautious of out-of-town “storm chaser” crews that flood Florida after big storms; work with established, licensed local pros.
6. File your claim promptly
Contact your insurer as soon as possible and provide your documentation. Florida has deadlines for filing storm-related claims, so don’t sit on it. Get your own contractor’s inspection rather than relying solely on the insurer’s adjuster’s first look.
7. Consider upgrading, not just repairing
If the storm did major damage, it may make sense to replace rather than patch — and to upgrade to a wind-rated metal roof that’s far more likely to survive the next storm intact (and may lower your premium).
