7 Signs You Need a New Roof (Florida Edition)
Florida roofs age faster than almost anywhere else. By the time most homeowners notice a problem, water has often already found its way in. Here are the warning signs worth acting on before a small issue becomes a ceiling stain — or a mold remediation bill.
1. Your roof is 15+ years old
Asphalt shingles in Florida’s heat and sun rarely make it past 15–18 years. If your roof is in that range, have it inspected — and know that many insurers now flag roofs this age at renewal.
2. Curling, cracking, or missing shingles
Shingles that are cupping, clawing, or cracked have lost their protective granules and their flexibility. Bald spots and missing shingles after a storm are an open door for water.
3. Granules in the gutters
Those little sand-like granules washing into your gutters are the shingle’s sun protection wearing off. Heavy granule loss means the roof is near the end of its life.
4. Daylight or stains in the attic
Go up into your attic on a sunny day. If you see daylight through the roof boards or notice dark stains and damp insulation, water is already getting in.
5. Sagging rooflines
A roof that dips or sags points to structural trouble — often water-damaged decking underneath. This needs professional attention quickly.
6. Interior leaks or ceiling stains
Brown rings on the ceiling, peeling paint near the roofline, or a musty smell all signal active water intrusion. In Florida’s humidity, that quickly leads to mold.
7. Storm damage
After a hurricane or strong storm, lifted shingles, dented flashing, and debris impacts can compromise the roof even if it “looks okay” from the ground. Get it inspected — damage is often hidden.
Repair or replace?
A few missing shingles after a storm may just need a repair. But widespread granule loss, multiple leaks, an aging roof, or sagging usually means it’s time to replace — and to consider upgrading to metal so you don’t repeat the cycle in 15 years.
