The Florida Homeowner's Roof Maintenance Checklist
A little roof maintenance goes a long way in Florida — it extends your roof’s life, prevents leaks, and helps you pass insurance inspections. Here’s a simple checklist you can follow.
Twice a year (and after big storms)
- Clear debris off the roof and out of valleys
- Clean gutters & downspouts so water drains away
- Trim overhanging branches that scrape or drop debris
- Check for granules in gutters (shingle wear sign)
Look for warning signs
- Curling, cracked, or missing shingles
- Rust, loose fasteners, or lifted panels (metal roofs)
- Damaged or separating flashing around vents/chimneys
- Stains on ceilings or in the attic
- Daylight visible through attic boards
Keep your paperwork current
- Save permits, invoices, and warranties
- Get a wind-mitigation inspection after any roof work
- Keep dated photos of your roof’s condition
When to call a pro
Anything beyond debris cleanup — especially walking the roof — is best left to a professional, both for safety and to avoid causing damage. A quick annual inspection catches small issues before they become claims.
