Roof Underlayment Types for Florida Metal Roofs: What's Under There Matters
When homeowners think about upgrading to metal roofing, the conversation almost always centers on the panels themselves — the gauge, the profile, the paint finish. That’s understandable. But there’s a layer nobody sees that quietly does some of the hardest work on a Florida roof: the underlayment.
In most of the country, underlayment is an afterthought. In Florida, it’s anything but. Between hurricane-force winds, relentless UV exposure, 90-plus-degree attic temperatures, afternoon downpours that drop an inch of rain in twenty minutes, and salt air along the coast, the underlayment on a Tampa Bay roof takes a beating that would surprise most people. Get it right and it protects your home for decades. Get it wrong and you may find out the hard way — during a storm.
Here’s what you actually need to know.
What Underlayment Does (and Why It’s Critical Under Metal)
Underlayment is the layer installed directly over your roof deck, beneath the metal panels. It serves several overlapping functions:
- Secondary moisture barrier. If wind-driven rain finds any path past the panels — at seams, penetrations, or damaged sections — underlayment is what keeps water off the wood deck below.
- Condensation management. Metal expands, contracts, and can experience temperature-driven condensation on its underside. The right underlayment prevents that moisture from soaking into your decking.
- Thermal and noise buffer. Some products add a meaningful layer of insulation value and reduce the drumming sound of heavy rain.
- Code compliance. Florida’s building codes — especially in High-Velocity Hurricane Zones (HVHZ) like Miami-Dade and Broward, and under the Florida Building Code that covers Tampa Bay — specify minimum underlayment requirements. The product has to carry a Florida Product Approval to be used on a permitted job.
That last point matters more than many people realize. A licensed contractor pulling a proper permit will only use approved materials. If someone offers you a cheap re-roof without a permit, there’s a real chance they’re cutting corners on underlayment.
The Three Main Types of Underlayment Used in Florida
1. Felt (Asphalt-Saturated)
Felt underlayment — #15 and #30 felt — is the oldest and most familiar product. It’s inexpensive and has been used for generations. Under asphalt shingles in a mild climate, it’s adequate.
Under metal roofing in Florida, plain felt has real drawbacks. It doesn’t handle heat well — it can dry out, crack, and become brittle over time in an attic environment that routinely hits 150°F or higher. It also absorbs moisture rather than shedding it, which can be a problem in our humid climate. Florida’s wind-uplift requirements and the expectation that underlayment serve as a temporary weather barrier (if panels are ever damaged) push most contractors toward better options.
You may still see felt used on certain commercial applications or as a base layer, but for a quality residential metal roof installation, most experienced Florida contractors will lean toward the products below.
2. Synthetic Underlayment
Synthetic underlayments — woven or laminated polypropylene or polyester products — have largely replaced felt as the go-to choice for metal roofing in Florida. The reasons are practical:
- Heat resistance. Synthetics hold up far better in high-temperature attic environments than felt. They won’t dry out and crack the same way.
- Moisture resistance. They repel water rather than absorbing it, making them a much more reliable secondary barrier.
- Durability during installation. Metal roofing crews often need underlayment to sit exposed for a day or more between stages. Quality synthetics can handle UV exposure and foot traffic better than felt.
- Weight and ease of use. A roll of synthetic covers more area and weighs less than comparable felt, which matters on steep-slope jobs.
Not all synthetics are equal. Look for products with a Florida Product Approval and appropriate wind-uplift ratings for your wind zone. In Tampa Bay, you’re generally in a 130–150 mph design wind speed area depending on your exact location and whether you’re coastal. Your contractor should be specifying underlayment to match.
One important note for metal roofs specifically: some synthetic underlayments have a slick surface that can cause metal panels to squeak or “talk” as they expand and contract with temperature swings. Better-quality products designed for metal applications address this with textured surfaces or specialized coatings.
3. Self-Adhering (Peel-and-Stick) Underlayment
Self-adhering underlayments — sometimes called “peel-and-stick” or ice-and-water shield, though that name comes from cold climates — are the premium option and increasingly common on Florida metal roofs. Instead of being mechanically fastened, they bond directly to the roof deck.
In Florida, where ice dams are obviously not the concern, the value of self-adhering underlayment is different:
- Nail-sealing / self-sealing. When fasteners penetrate the underlayment, the material seals around them, preventing water intrusion through every fastener hole.
- Wind uplift performance. A fully adhered membrane is far harder for wind-driven water to get beneath than a mechanically fastened sheet.
- Vapor management. Certain self-adhering products are designed with appropriate permeability so that any trapped moisture can still escape from the deck.
Many Florida contractors use a hybrid approach: self-adhering product at the eaves, rakes, valleys, and penetrations — the highest-risk areas for water entry — and a quality synthetic over the field of the roof. On high-end installs or coastal homes where salt air is an added factor, full self-adhering coverage is sometimes specified.
What Changes Near the Coast
If you’re in a waterfront community — anywhere along Tampa Bay, Pinellas County beaches, coastal Hillsborough — salt air is a real variable. It’s not just about the underlayment itself; it affects every component in the roofing system. But from an underlayment standpoint, you want products that have been tested for long-term performance in high-humidity, high-salt environments, and you want installation that minimizes any gaps or exposed edges where moisture can work its way in over time.
This is one of several reasons metal roofing tends to outperform other materials in coastal Florida — the system, when properly specified, is built for exactly this environment.
Questions to Ask Your Contractor
When you’re getting estimates for a metal roof, don’t skip the underlayment conversation. A few worthwhile questions:
- What specific underlayment product are you using, and does it have a Florida Product Approval?
- Is it rated for our local wind speed zone?
- Are you using self-adhering product at the eaves, rakes, and penetrations?
- Will the installation be permitted and inspected?
A contractor who can answer these questions clearly and specifically is showing you they know what they’re doing. Vague answers — “we use good underlayment” — deserve a follow-up.
