5 Signs Your Insurer Is About to Cancel Your Policy (Over Your Roof)
A non-renewal notice feels like it comes out of nowhere — but the warning signs are usually there first. In Florida, the roof is almost always the trigger. Here are the red flags to watch, and what to do before you lose coverage.
1. Your renewal asks for a roof inspection
If your carrier suddenly requires a roof inspection or a 4-point inspection to renew, they’re evaluating whether to keep you. An aging roof often fails that review.
2. Your roof is creeping past 15 years
Many Florida insurers won’t renew shingle roofs older than 15 years (some draw the line even earlier). If you’re approaching that age, you’re on the radar.
3. Your premium jumped or coverage got cut
A big premium hike or a switch to a roof-specific deductible / Actual Cash Value roof payout is often the step right before non-renewal.
4. You got a “roof condition” letter
Some carriers send warning letters giving you a window to repair or replace before they drop you. Don’t ignore it — that clock is real.
5. A drone or satellite flagged your roof
Insurers now use aerial imagery to spot worn or patched roofs. If your roof looks rough from above, expect questions.
Get ahead of it
The worst move is waiting for the cancellation letter, then scrambling. Be proactive:
- Get an honest inspection now.
- Repair or replace before the deadline.
- Consider metal so your roof stops being an insurance liability for good.
